Legal leases must be created by deed (s.52(1) LPA 1925) in addition, the lease must usually be registered, in order to make the lease legal. If the lease is for three years or less, taking effect in possession, then it can still be a legal lease without a deed. Leases for over three years and less than seven years therefore do not need to be registered.
