VSD Realty claimed ownership over a parcel of land based on its title (TCT T-285312) but Dolores Baello also claimed ownership and had possessed the land for over 40 years. Baello entered into a lease with Uniwide, who constructed a building worth P200M. The RTC found in favor of VSD, but the CA found in favor of Baello. The Supreme Court ruled that: 1) VSD proved its identity and title to the land and is entitled to recover possession; and 2) Uniwide, as a mere lessee, cannot recover costs for improvements
