Sally L. Flores agrees to sell a house and lot located in Caloocan City to Emma Cordell for 80,000 pesos. Emma pays 50,000 pesos up front, and agrees to pay the remaining 30,000 pesos within two months. If Emma fails to pay the balance, the sale will become void and the money paid will be considered rent. If Sally rescinds the sale, Emma must peacefully vacate the property and pay expenses of any legal action, plus 15,000 pesos in damages. Both parties sign the deed of conditional sale on November 17, 1999.
