Gregorio Araneta, Inc. sold land to Philippine Sugar Estates with the agreement that Gregorio would construct streets surrounding the land. Philippine Sugar Estates completed its obligation to build a church, but Gregorio was unable to finish one of the streets due to squatters occupying the land. Philippine Sugar Estates sued to compel Gregorio to complete the street construction. The court ruled that under Article 1197 of the Civil Code, it must determine the period of performance intended by the parties
